HMDA Product Offerings

Overview

Under the Home Mortgage Disclosure Act (HMDA), all significant lenders (over 8,000 companies) must record each mortgage loan they extend or purchase. The records are submitted once a year to the Federal Government, which makes the data available to the public. The complete 2005 dataset consists of some 21.5 million loan records describing the geographical location and occupancy status of each mortgaged property as well as the loan amount, the type and purpose of the loan, the type of the underlying property as well as information about the borrower.s race, sex and income status.

Our analysts process this huge amount of data using sophisticated proprietary computer programs and make it available to the public in various reporting formats.

HMDA Digest

The HMDA Digest is a large Excel workbook with over half a million data points on 8,000+ companies. The Digest lists all HMDA reporting companies along with over 60 data points on their 2005 production. You can download this 16MB file from a password-protected web page or receive it on a CD ROM. The price of the HMDA Digest is $549.

HMDA Database

If you can speak SQL and wield a relational database, you can do your own analysis of this rich dataset. You can purchase the entire database (delivered to you in Access format, burned on a CD), and we will include access to our experts for explanations of what the various data fields mean. Please note, though, that we will not teach you how to use Access. If you are not experienced in writing database queries, we recommend the Custom Reports option instead. The price of the HMDA Database is $799.

Frequently Asked Questions

Are there phone numbers and e-mail addresses in your data?

No. The HMDA dataset contains no personally identifiable information on borrowers. That means we can.t give you names, addresses, phone numbers or e-mail addresses.

Can I get data from the last quarter?

Unfortunately, no. The Federal Government collects HMDA data annually, not quarterly. The information becomes available about seven months after the end of the year. For example 2005 data became available in August of 2005.

Do you have information on home equity loans?

Only if the home equity loan was made for home improvement. General HELOCs and loans taken out to pay down bills, credit cards or student loans are not reported under HMDA and so we don't have information on them.

Can you break out subprime loans?

Beginning with the 2005 data, we can identify loans that have a spread of more than three percentage points over the comparable treasury yield. We are adopting this as our criterion for a subprime loan.

How about manufactured housing loans?

Beginning with the 2005 data, we can separate manufactured housing loans from 1-4 family and multifamily loans.
